Exempt Status: Non-exempt hourly Supervisor: Property Manager
Reports To: Property Manager General Job Description: The EPM
Maintenance 3 Technician supports Excel Development Co., Inc.s
mission in housing individuals and families by providing routine
and as-needed maintenance and repair services to EPM properties in
order to maintain quality housing and pass Housing Quality Standard
inspections. Maintenance Technician will prioritize work primarily
via work order and will be responsible for general maintenance and
will utilize a specialized contractor when needed. To learn more

www.exceldev.org. Major Duties and Responsibilities: Perform unit
repairs based on work orders received Remain familiar with all EPM
buildings Assess work orders to determine scope of work Contact
external contractors as needed for repairs not in the scope of EPM
Maintenance staff Purchase supplies needed from supplier determined
by Property Manager Maintain purchase log and/or receipts of
supplies purchased Maintain empathy for- and understanding of SPMI
population Exercise de-escalation tactics as needed when in contact
with tenants or clients Adhere to safety protocol as established by
Property Manager Communicate with Property Manager and Property
Manager Assistant as required Work flexibly within a team in order
to accomplish larger EPM goals Operate with professionalism and
respect for tenants and neighbors Other duties as assigned by
supervisor Qualifications: The ideal candidate will possess:
Reliable transportation and proof of auto insurance Skills and
knowledge of general building and unit repair and maintenance
Ability to assess situations for safety concerns Capacity to make
decisions within the scope of the position Understanding of the
SPMI/homeless population Ability to prioritize and manage multiple
tasks Commitment to the mission and values of Excel Development
Co., Inc. Physical Demands: Sitting and standing for extended
periods of time; lifting 75 lbs.; walking; bending at the waist;
dexterity of hands and fingers to operate a computer terminal;
hearing and speaking to exchange information in person or on the
telephone; seeing to read and analyze data.
